The Batten Kill valley is full of sand and gravel deposits. The town plan calls them abundant across the valley, and demand for them stays strong. That gravel drains fast, which helps a driveway base and a leach field. It also lets water carry things straight down. The whole town sits over an aquifer, and Manchester has run an Aquifer Protection Area overlay since 1989. The municipal wells sit near Richville Road and Union Street. Digging in that zone means the design has to respect the wellhead protection area.
Off the flats, the picture changes. Manchester has some of the most varied surficial geology in Vermont, with glacially formed hills and ridges at lower elevations. Soil over those hills can be shallow, with bedrock a foot or two down. The town ordinance treats slopes over 20 percent as steep slopes. The Forest Conservation district covers land above 1,600 feet on the Taconic side. On the Green Mountain side it starts at 1,200 feet. Lots there run 25 acres. Higher ground drains worse and holds frost longer. Mud season shows up first on the hill roads.
Manchester has roughly 2,900 housing units, and about a third belong to seasonal owners. That means inns, estates, farmhouses and second homes on big lots off West Road, East Manchester Road and Richville Road. Those properties run long gravel driveways. Gravel driveways wash out in mud season and after summer storms. We rebuild the base, crown the surface and set culverts so water leaves the drive. Flooding and fluvial erosion rank as the town's top natural hazard, so drainage carries real weight here.
