Good grading is the part of a project nobody sees once the work is done. It sets where water goes for the next thirty years. Site preparation on a Pownal or Bennington lot starts with the same questions. How much slope is there? How close is ledge to the surface? Where does runoff already want to travel? We answer those with a laser level and time on the lot. Then we cut and fill until the ground matches the plan. Pads come out flat and true. Yards come out pitched away from the house.
Most of what we do falls into a few jobs. A building pad for a house, garage, barn, or addition. A foundation excavation dug to depth and squared up for the footings. Lot leveling to make a usable flat spot on a hillside. Yard regrading to pull water off a wet lawn or away from a basement wall. Subgrade for a new driveway before stone goes down. Small structure demolition and removal when an old shed or slab sits where the new build goes. The number you approved is the number the machine works to.

This corner of Vermont sits on glacial till. That means rock, and plenty of it. Ledge often runs within a couple of feet of the surface, and it does not show up on a plan. We probe before we price so the number reflects what is actually down there. On a hillside lot, the cut side and the fill side rarely balance on their own. We work the cut and the fill together to keep trucking down. Fill gets placed in lifts and compacted as it goes. That is what keeps a pad from settling later.
Frost depth is the other constraint. In Bennington County, frost can reach four feet deep in a hard winter. Footings and foundation excavations get dug below that line. Slabs for a garage or shed need the frost-prone material stripped out and replaced with clean stone. Grade around the building matters just as much. If the ground slopes toward a wall, meltwater in March finds the seam between the slab and the foundation. We set the finish grade to fall away from the structure on every side. Then we check it with a level before the machine leaves.
Most residential jobs run one to three days on the machine. A single building pad on open, flat ground can be done in a day. A foundation dig plus lot leveling on a slope takes longer. Rock is the variable that moves the number most. We give you a window when we price the job, and we tell you what would push it. Weather is the other factor. Wet clay does not compact, so a rainy stretch can add a day of drying before we can finish grade.
Season matters more here than most places. April and early May are mud season. Heavy equipment on saturated ground makes a mess that costs money to fix. Late May through October is the working window for most site preparation. Frozen ground in December and January can work in your favor for driving on a lawn. Digging gets slower, though. If a builder is holding a start date, call early. Spring books up fast. We would rather wait three weeks than rush a pad that settles under a slab.
Standing water in a lawn is usually a grade problem. Water moves downhill, and somewhere between the roof, the driveway, and the low spot, the ground stopped falling away. We shoot elevations across the area first. That shows where the high points are and how much fall we have to work with. Then we cut the humps down and fill the low spots. The pitch gets reset so runoff has somewhere to go. Most yards need less dirt moved than people expect. A few inches of fall over twenty feet does the job.
Regrading around a foundation is its own job. The soil next to a house settles over time, and the pitch reverses toward the wall. We strip the sod back, build the grade up, and slope it away for the first ten feet out. Downspout outlets get extended past the new grade so they discharge on the fall side. Some wet sites need a buried pipe as well, which is drainage work we cover on its own page.
